Septic tanks are common as they’re a smart way to handle home waste. Usually, they work so well, you don’t even know they’re there – until there’s trouble. Septic tanks don’t often have problems, but if yours does, you’ll need a pumpout. That’s something we know how to do best.

If you want to understand why your tank might need a pumpout, it’s handy to know a bit about how traditional septic tanks work.

When you flush your toilet, the waste travels through your pipes and settles in your septic tank. The first tank captures the solids and the liquid travels through to the second tank. This happens by having a “square” or vertical down pipe on the inside of the tank where the waste comes in and goes out. The solids float, the scum drops to the bottom and the liquid goes up the vertical pipe on the exit side and flows through to the second tank.

If the solids or scum build up too much they will flow through to the second tank, which is normally a bit smaller. This will capture the solids from going to the most important part of your system, the leach drains.

The leach drains need to release hundreds of litres every day. The average water usage is 150L per person per day. So, a household of 4 will generate approximately 600L per day.

The volume of your 2 septic tanks is just over 3000L so within 5 days of using it, the tanks will be full, and the leach drains will start working. Your tanks stay at this level, about 300mm from the top.

Most system have two leach drains. There is a diverter that feeds either one or the other. We suggest changing over every six months, at tax time and around Xmas time. The liquid flowing through your diverter is surprisingly clear. If you notice dirty or muddy liquid flowing through you will need to empty both septic tanks urgently before your leach drains get blocked up.

Knowing how often to pump out your septic tank in WA is straightforward – and staying on top of it is a lot cheaper than the alternative.

For most residential properties in Western Australia, the general rule of thumb is every 3 to 5 years.

But that’s a rough guide, not a hard rule. The right frequency for your property depends on a few key factors:

• Household size. A family of five fills a tank a lot faster than a retired couple. More people means more waste, full stop.
• Tank size. Older properties often have smaller tanks that need more frequent attention.
• Water usage habits. Long showers, large loads of laundry, and running the dishwasher daily all add up.
• Whether you have an Aerobic Treatment Unit (ATU). ATUs process waste differently and typically require more regular servicing – often every 3 to 6 months for maintenance checks, with pump-outs as recommended.
• Garbage disposal use. If you’re putting food scraps down the sink, your sludge layer builds up faster.

As a starting point, here’s a practical guide based on household size:

• Large Family 5+ people:  Every 2 – 3 years
• Family 3 – 4 people:  Every 4 years
• Singles/couples 1 – 2 people:  Every 8 years

A pump out is a straightforward process when carried out by an experienced liquid waste operator.

A vacuum tanker is brought to your property and the technician locates and opens your access point. The accumulated sludge, scum, and effluent are pumped out and transported to a licensed disposal facility. The technician may also inspect the tank’s condition and flag any issues worth monitoring.

The whole job typically takes less than an hour for a standard residential tank.

Tip: Make sure you know where your septic tank lid is located before your service provider arrives. If it’s buried, a bit of digging beforehand saves time (and call-out time is often billed).
